I'm Conflicted - Should I Do These Reports?

The state is not going to like an inspector not being licensed to perform professional services at all.

There is nothing to dislike, as there is no law against it. That's not illegal. It is only an appraisal practice when an appraiser does it...otherwise it's just someone measuring a house and making notes about it.

BS. You watch what TN does when they apply for a business license. The state business tax authorities and the state appraisal board are strict here. They are all centralized in Nashville. I’ll check with them when I get a chance.

They could be a real estate agent here and call it a BPO and go inspect the house and get by with it. But FNMA will have to call it a BPO, not an appraisal.

If an appraiser signs it for market value, it's an appraisal.
 
Even though the complaints filed by the FDIC in court are all public documents, I've chosen to conceal the appraisers' names because I don't think the focus should be on who they are -- they could be any of tens of thousands of appraisers who delivered appraisals to failed lenders now under FDIC receivership.

Anyhow, keep on spewing your nonsense as you are gonna believe what you are gonna believe


perhaps, you and your family would not be upset to receive subpoenas that the FDIC filed court papers against you, no matter how frivolous.

And perhaps you are very happy arguing that other appraisers and their families would not be upset by it, nor would bear any cost or expense because of it.

So instead of arguing why other appraisers should do desktop appraisals, Why don't you do desktop appraisals in your spare time?

After all, you understand the liability and can fight it off better than most.

Even if the state Govt does allow it here, how is this whole plan being done for the public’s best interest or the borrower’s best interest? How much money is it going to save them in costs? How much more reliable and credible will their appraisal be that is being performed to promote public trust?

The way it is being painted is bogus.
 
Oh . So non-licensed appraisers are making value judgements of possible value factors. Makes me wonder why they need us.
