I'm Conflicted - Should I Do These Reports?

And how do you get around that an interior inspection was available, to anyone who is NOT the appraiser, yet the SOW was not severly limited by the cleint,
Just because it was available, doesn't mean it was necessary.
 
From a technical standpoint, In some states, you could have the inspector being accused of performing appraisal practice without a license.

That's not illegal. My wife can say that your home is worth $1M. :shrug:

(we all know it's worth $2M)

Yeah, but she is not inspecting a property as part of “appraisal practice” and calling it an “appraisal”. A drone can do the same thing as your wife, but it is not classified as an appraisal.

Sure 'cause in the residential market buyers only go thorough the intererior one time, if they even feel like it, and never hire a licensed inspector to really look at the house.

I can start handing out pills and call myself a doctor and I will be handing them out in the hokey pokey in some states.
 
Nothing wrong with desktop appraisals. They just as credible as a 1004 in regards to the SOW.

And where do you find that in the lending regulations your report is subject to?????

Please provide a citation for that regulation.
