Doing a small mobile home park. Just closed last month. MLS - the agent not only provided a complete rent schedule but provided a P & L statement from previous year - itemized the expenses and gave me an actual net income number along with both a gross potential and an actual gross annual income. In 33 years, I don't recall ever seeing such a complete income analysis from a realtor.

Since it just closed, if there was any loan involved, the bank would have required all those items, so they may have been readily available. If there was no loan for that purchase, then we have a realtor of the year candidate--I think running uncontested.
