Nevertheless,

It was mentioned in a recent thread that a search for comparables in Southern California using IMRMLS and NDC Data often requires an appraiser to conduct secondary, address-specific research because MLS detail reports and NDC Data detail reports typically reveal results that excludes properties that fit the respective criteria but that aren't revealed in the results.

This has bugged the sxxxx out of me for years and now that I know it's not just me, I'm hoping that somebody can explain this oxymoron.

Maybe your search is too specific. Try narrowing down the details. If one of your specific requirements are missing from the records it will not show up.
 
MLS is a private data source. So is NDCdata. Assessor records are publicly recorded data. MLS picks up what it's agents enter into it. NDC (and others like NDC) comb through public records, usually on some sort of schedule. Not everything gets recoded in a timely manner. So, if on the day that NDC collects it's data (for the week, day or month, etc.) the MLS sale still has not been recorded then it will not be in NDC. It may not appear there until the next "update" and in some cases may never get picked up.

Also, NDCdata is real nit-picky about addresses and AP#'s. You have to get it exact (or else use the wild card feature (*).
 
Does the MLS radius search that starts with an "at" symbol include the center grid or just the surrounding 8 grids?
 
A map search with the @ symbol places the subject "square" as the center point and searches the 8 surrounding "squares". A map search with the page number followed by the * symbol will search the whole page.
 
is the subject square itself included in the results of the "@" search? One would presume so but i think it's the source of our discrepancies...

I don't know anything specific about the IMRMLS but I can tell you from being a local MLS liaison that a map search is only as good as the geo coding. The most problems seem to be with long streets - if the specific property address number is not in the system it will interpolate the location with sometimes disastrous results for your search. Personally, I try not to use a map search as my primary search for just this reason.
 
Like you pointed out to me some time ago, the map search is great for the 1004MC phase of the assignment.
 
John, the map search feature in the IRMLS does not even require an address. The only item needed to begin is the page and grid. Next would be any other search paramters (status, GLA, date(s), etc.). It's a little difficult to explain all the details if you haven't used this MLS, but it works quite well.
