Thanks, I'm trying to learn as well. As far as address, the geo coding happens in the background and assigns a coordinate (lat & long, I believe) to the property record. Our system has an actual map search feature where you can radius or snap a line around a neighborhood.John, the map search feature in the IRMLS does not even require an address. The only item needed to begin is the page and grid. Next would be any other search paramters (status, GLA, date(s), etc.). It's a little difficult to explain all the details if you haven't used this MLS, but it works quite well.
If your search keys off of a specific map service, Thomas Bros. for instance, you are relying on the agent to have put in the correct info. If the property is in on map "123" and the agent put in "124" it will never show up in your search of properties map "123" as there is no internal coding or input check by MLS. You are just out of luck which is why I like to keep my primary search as simple as possible as I'd hate to miss a great comp due to an agent's inputting error.
