In door basketball court

Working on a new construction with an in door basketball court. Anybody have any ideas? MLS doesn't list in door basketball courts as a searchable feature. I have looked at in door swmming pools. The court is actually in the basement, but extends up to the second floor, with a full staircase to each floor. Since the floor is on the basement level, I am treating this like a two story great room by only considering the court as finished basement area.
 
A lot of MLS listings are published to other websites. Try googling the city name with real estate and basketball court, or something like that.
 
I doubt any indoor basketball courts exist among recent sales, if you can't find them on a reasonable search of recent properties (unless they are a popular option in area), the kind of oddball amenity like an inddor guym or bowling alley...yeah, every 5 years or so there is a sale of some such property.

IS the subject a spec home fully custom, or a builder model they customized to build this court in?

Such a low demand, unusualy amenity has value in use to the rare owner who wants it, but unless the area is filled with basketball pro athletes, it is an unusual feature that the typically motivaed buyer likely has no need for. They might use it as a multi purpose rec room or game room or convert back to more traditional living space.

Sounds like imo the OP is handling well, these oddball amenities have to hold up to the standard of the typically motivated buyer in the MV definition, as opposed to the subject borrower who is motivated by personal preference that is atypical of market/looking at value in use.
 
The whole assignment is goofy. The borrower bought two lots in a subdivision, from different owners, less than four months ago, then combined them together to make one large lot. The house will straddle the two original lots, so basically he paid full asking price for two buildable lots, but by combining them into one he lost about half the value of one of the lots. Homes in the immediate area typically sell for $400k (it even says as much in the listings for the lots!)

I had one a few months back. Our MLS has GYM as a searchable option as well as basketball court so I used those. We can also search by remarks so I searched a variety of terms in the property descriptions. I was able to pull up some recent sales and listings in the same county as well as older sales. I did have to sort through several sales where the list agents counted an exercise room as a gym.
 
A moderate size room used as a home gym is different than a large area, volume height ceiling basketball court.
 
tmon-Where in Ohio are you located at? I have one sale a few years old that belonged to a local baseball shortstop who is now in the hall of fame. His house had a basketball court in the basement. It took a few years to sell if my memory is correct.
