Here in MA we have case law about kitchens. You can have as many kitchens in your home you want; once you have closed off interior access between these kitchens they become living units. That’s when a kitchen can become an illegal living unit. In my home town a covenant has to be recorded stating the in-law unit can only be occupied by direct-blood-relative and cannot become a two family or be offered to rent to the open market.
