Colorado: In search of Certified / Professional Opinion of an Appraisal

HI!

I need to find an appraiser willing and capable to examine an appraisal over 2 years old which was made for a Mobile Home that is on a Leased Lot in Mesa County, Colorado. We need to determine if the process used by this appraiser was following state and federal guidelines. We have had several real-estate agents tell us that it did not follow guidelines, and a few appraisers who said that it definitely needs to be examined. We were told by these individuals that the comps used for appraisal were not with properties in similar condition. I was told to look for an appraiser who can value personal property.

We have videos and photos of the property during that period, so there is a time capsule that can be used to examine the process.

We aren't looking specifically for a new appraisal, in fact, a new appraisal may cause some difficulty. But we definitely need to have the integrity of the appraisal process (and how the appraisal came to be) to be examined.

This needs to be a certified / professional opinion.

Obviously I don't know that area but some random nuggets.

1. Take what real estate agents say with a grain of salt when it comes to appraisals
2. We can use properties different in condition and adjust for it, we should use the best available and sometimes the best isn't that great and we have to make do with what exists.
3. If a few appraisers said it needs to be examined why not hire them? Are they not from the area? They may not know any better.
 
Not going to be able to get this done on a forum or on the down low. This has to be done through your legal representation. The appraiser found by your legal representation may have to take the stand. This is not going to be your typical $600 to $800 fee.

When you say "mobile" home, that INSTANTLY tells appraisers that it was constructed pre 1976, and was built to no specific code. It is basically a shed on a frame with wheels. A certified real estate appraiser is not necessary to value a mobile home on leased land.
 
The first question your "next" appraiser is going to ask is what is the purpose and scope of the 'review' of process and guidelines. Or, so if the review indicates a problem, then what is going to happen? They will want to know.
 
You need a good business and real estate attorney first. Because sounds like a lawsuit coming and your going to be spending lots in legal fees and the appraisal cost will be a minor part.

Your attorney will also direct you on what type appraser you will need and what experts may have to be engaged.
 
I was recommended this site because it was a way to get in touch with professionals, but it seems as though that was an incorrect suggestion.

I was suggested to come here to HIRE an APPRAISER. Which was the purpose of my post. The reason it was suggested I come here is because I keep hitting road blocks in finding them through google/yellow pages
