In search of Data Cancer via Waivers - Riverside, CA

I can't tell if you're mocking me or if you really want to look at the raw data yourself. Either is fine. Please advise.

I think it is a waste of time without the actual data on what transactions received waivers.
Okay. Can't help you there. All I can speculate upon is that the waivers will (probably) be a subset of the low-LTV transactions so whatever effect they have on the pricing for those transactions should be apparent when comparing the low LTVs as a group against the high LTVs w/appraisals instead of waivers.

That's one way to look at it, but not the only way to look at it.
 
Here's how you find waiver transactions in MN:
1. Go to: https://www.mndor.state.mn.us/ecrv_search/app/openCustomSearch
2. Search for Certificates of Real Estate Value:

3. Identify sales with 80LTV or less, New Mortgage, and No Buyer Paid Appraisal.

4. Contact the buyer's agent to confirm. In 10 mins I identified 6 likely transactions

I think that's awesome. I'm envious. Now you can compare those specific transactions to their respective comps. That's way better than making group comparisons.

I think better to let those who are interested in looking and considering the information to do that before getting into any discussions. There might be better ways to search/analyze.
This type of data that is critical to the lending community must be reported somewhere, eh?

I'm confused because as an agent I've only had a couple of successful listings ever. Question: If the value of an offer is approved via a waiver, how does the lender notify the sales agents that financing is approved with an appraisal OV ?
 
If you're gonna be on the hunt for data cancer, you want to analyze wavier sales that occurred from June 2020 to Jan 2022. I don't think an outlier sale here or there will move the market in a high-rate, low-competition, stable environment.
