Include In GLA Or Not

I did not include the bedroom and bath in the overall GLA because one must walk outside in the elements to gain access to it
I think you are right in your assessment of the property. I run into this often (actually, literally this morning with an exterior pool bath) If it is not inside the "4 walls" then it is not part of GLA.

I can see where you're coming from considering the "other appraisers" as I run into this with County Records. I'm not sure which part of FL you're in, but here in the Tampa/St Pete area, there are many in law/guest quarters. Sometimes the County considers the whole Living Area into the GLA and sometimes they break it out. These are PITA assignments for me because they take a lot more explaining/narrative and research.

Like I said, it sounds to me that you're on the right track in NOT counting it in the overall GLA, but just be sure to explain everything as best you can.
 
How is it you know that a toilet and shower would not have to be removed to install such a doorway?
Sarcasm my friend Mr. Webbed..sarcasm. Everyone seems to think C2C is the panacea that fixes all.
