Indiana appraisers, I appraised a home in metro Phoenix and the owner is a part time Indiana/part time Arizona resident. She was telling me that since she is a broker in Indiana, she holds an 'honorary' appraisal license and can perform appraisals. I clarified, thinking she was talking about BPOs, but she said no, actual appraisals. According to her, she has performed thousands of appraisals. I she full of crap? I told her several times that there is no such thing as an 'honorary' appraisal license. Thanks for any info.

Yeah, I may be an honorary appraiser in Arizona cuz I know an AZ appraiser. She may not be a broker in Indiana, cuz if she was, then there would be an ethical violation for her claiming she was an appraiser. I guess anyone could claim "honarary" status for anything under the sun...even I who has been a certified appraiser since 1989 would tell no one I have performed thousands of appraisals. :)

wow. maybe she doesn't know what an actual appraisal is?

lol, thanks that's what I figured. When she said she was an appraiser, I kept trying to clarify, even asked her if she held a license. That's when the whole 'honorary' thing popped up. I think I just stared at her with a WTF look. I flat out told her I had never ever heard of an honorary license, than asked if the AQB recognizes 'honorary' appraisers? She didn't know what the AQB was. OK, she is full of crap. Just wanted to confirm it. Thanks

well we should probably wait and see what we hear from some Indiana folks. I would note however that those part time residents are usually pretty old and sometimes they get confused. and if this one lives in AZ now (110 degrees) and Indiana in winter then she is obviously not the smartest anything in the toolbox.

She's the same age as I am, 45. They usually live in Indiana during the summer, but flew in to meet me at their winter home and to close on a another East Valley house they are buying to use as a rental. She was normal, except for the whole 'honorary' appraisal thing.

I used to live roughly 45-minutes from the Indiana border and initially dismissed this as garbage, but found the following:

876 IAC 1-1-43 Fee appraisals conducted by licensed brokers

Authority: IC 25-34.1-2-5.1

Affected: IC 25-34.1

Sec. 43. Any broker who appraises real estate in Indiana must comply

with the Uniform Standards of Professional Appraisal Practice as

adopted in 876 IAC 3-6-2 and 876 IAC 3-6-3.

(Indiana Real Estate Commission; 876 IAC 1-1-43; filed Dec 24, 1997,

11:00 a.m.: 21 IR 1757, eff Jan 1, 1999; readopted filed Jun 29, 2001,

My guess is that her assertion is still off, but this is an oddly worded statute if it is.

PA has 'broker appraisers'. There may be a dozen or so floating around the state. Res/Com assignments, they can do them all. No longer issued (maybe in the 90's), the few remaining either fade away or end up in Pittsburgh.
