Indoor Swimming Pool - GLA Or Not?

Except, Hearst Castle has 2 pools, 1 indoor and 1 outdoor iirc.
That place is a comp for nothing. :ROFLMAO:

i was there last year on vacation and all i could think about was what a nightmare it would have been to appraise it. i distinctly recall looking at the hand-laid tiles in the toekicks of the outside stairways and wondering how in the world to value those, then realizing that i was already pondering a single, minuscule feature on the OUTSIDE of the house and getting stuck :)

I also had a Hot tub in the middle of the second floor of a property owned by the Bishop of a local church. It was smack in the middle of the hall, pond fronds and all. I left it as GLA but commented that it was a questionable amenity since I did not know what damage water could cause if it over flowed, leaked, or caused mold.
 
This is how I would handle it.
For GLA I would go with the County number. I would have a separate line item adjustment for the indoor pool. Who could argue with this approach.
 
Reminds me of the assignment I got last year. Not only did it have a pool which is rare in the neighborhood, but it was enclosed with a bonus room addition above. Finally saw pictures recently through the MLS and so glad that I declined it. Turns out it was an above ground pool with the two story structure built around it and attached to the single story, roofline and all. Sheesh, the things that people build!
