"Inflation is coming down"

Most PH.D.s work in academia or research.
Or drive a cab, run a garage door installation company, a bookstore, etc. A very high percentage of PhDs are unemployable in their field. I have run across any number of them in the oil fields. We had a Korean national who held a PhD in math working for my company as a simple well logger. Very smart guy but no jobs in his field. You can always tell the college educated oil workers. They have the nickname "professor' or "doc".

One of the reasons people continue their education and get masters and PhDs is because they couldn't find a job.

I have a friend with two majors and two masters degrees. He kept taking more classes so that he doesn't have to start repayment on student loans. His student loan balance became huge but he was able to get them wiped out by the VA.

My cousins wife has a PhD and is a professor now but didn't work until more recently to raise her kids. I think professors are around $200k per year. Maybe more depending on the department. She didn't get a PhD because she couldn't find a job.

One of my friend's mother was a triple PhD. Counselor specializing with kids and art therapy. So she did finger painting with kids all day.

Or as one rich parent told me. His son can easily work for a company.
Should stay in college as long as he can. Working in the real world will be for a long time.

My daughter is focus and knows what she wants to do in her career path.
While in college, some of her classmates have multiple graduate degrees including M.D. and still want more degrees.
Doesn't make sense especially losing hundreds of thousands of dollars in lost opportunity time at school.

They probably couldn't find a job and continued school. At least couldn't find a job that meets their expectations.

I would think most appraisers who went to college, never imagine in becoming an appraiser.
Their major is unrelated to appraising. Like mine which was in the hard science.

We are all either corporate rejects or come from fast food. :) The exception is big commercial firm appraisers that went in after college.

I couldn't find a job after graduating. Overqualified?
I somehow stumbled upon an appraiser bank job.
