Assuming I even answered the call, I would have said I only keep files for 12 months.
 
It is the obligation of the Lender to provide the report; IMO- perhaps the buyer needs that value as of the effective date, the supported estimated opinion and any loss in value since the effective date, due to damages. If they already know you did the report, the Attorney will get it at some point, so I would put the responsibility where it belongs (Lender) based on the Confidentiality agreement in the Original SEL.

Well, there is this box for "Infestation" on the 1004.
I wouldn't sweat it, but don't be surprised if you get named since they will go after any and all with E&O.

Post #8; Front view of subject, which was built in 1979. The appraisal inspection date was before the termite work was completed. Unless provided with the "wood infestation" result prior to the appraiser inspection, IMO recourse may be Limited.
 
UAD Condition AND Page 3 scope of work:

"Appraiser's observations of the property are for purposes of valuation only and are of a non-technical nature. The appraiser cannot guarantee that the property is free from defects. A home inspection by a trained home inspector is recommended to address any concerns about property condition."

NO Your state License Board Requires YOU TO Keep Files** Typically 5 years depending on State And saying you only keep files for 12 months is now a reason for the State to go after you ... Take a basic course in Law And Read Your State License Requirements !

Forgot about the tent. No one does that here much, and just how delicate are tiles?? The ones i've seen you could drive a truck over.
