I have always read Arkansas Business and thought they were a decent rag, then I find this little “news” story.

“Executive Appraisals appraises the values of both residential and commercial properties. Including the cost of computer equipment and licensure, Hill invested $3,000 to start the business and uses banks and mortgage companies as his major forms of advertising.”



All about a state LICENSED appraisers. NO mention is made of the LIMITS he has on what he can appraises.

* State Licensed and Certified Residential appraisers performing appraisals on non-residential (i.e. commercial, farms, timberland, etc.) property types shall comply with the following limitations
.
Federally Related Transactions: A state licensed/certified residential appraiser shall be limited to appraising a “transaction value” (loan value) of no more than $250,000.
Non-Federally Related Transactions: A state licensed/certified residential appraiser shall be limited to a “property value” of no more than $250,000

State Lic. or State REGISTERED? If you state its not for a federally related transaction and you don't aver that you comply with USPAP, you can be State REGISTERED and appraise anything of any value without fear.

I'll email a couple of board members and ask them ..
