Do you give more value to kitchen with windows?
It's hard to quantify but it feels better having a window to look out and feels better.
I don't notice it but my wife who cooks finds it advantageous when she looks at houses.
 
No actually I have a two story home behind my kitchen and some old weirdo sits on a balcony looking at me . So no your wife may like it but some don't . Its a personal preference and not something we adjust for. In the fifties small tract homes in SO CA often had the kitchens facing the front yard where he mother could keep an-eye on her kids and scream out the window when dinner was ready. Today its not an-issue. I try not to get my personal preferences in the way of my valuations or adjustments.
 
We appraise and not pay attention where the kitchen is located. Well, I do.
My wife opens my eyes that she pays attention to these details.
Maybe some of yall should figure out that the wives make major decision in buying a house.
My wife chose our house, although I was ambivalent.
 
There is no question that home-buying is an emotionally charged decision, which is one reason appraising is so challenging. It is impossible to capture all nuances that go into a purchase decision - from whether the kitchen has a window, to whether the hardwood flooring is too dark.
 
I sometimes show photos of the interior to my wife and she would point out things to her liking or disliking about the house which I'd not paid attention.
She watches a lot of fixer upper shows and she's pretty good at it. She was the designer for our remodeling and she did a good job.
She made my standards for good contemporary remodeling work higher.
 
You are the appraiser signing the report. If you feel the market reacts to any feature of a home, and have the data to support the extraction of your adjustment. Go for it.

It's possible that F's comments are actually more significant than they might appear to be at first reading. We pro's tend almost always to work alone--which is a huge negative factor IMO--developing professional opinions that sink into our subconscious, and that we apply as carte-blanch, undeniable fact. On the rare occasions when I bring a lay person with me on an exterior-only inspection, or discuss an assignment-specific appraisal factor with a lay person, they inevitably provide insight above-&-beyond anything I had considererd. Possible just my shallow thinking although an interesting phenom.
