That is so funny, I had a LO argue with me one time about that. I was like look at the street scene, YOU CAN SEE THE BURGER KING SIGN. The house was 1 block from said Burger King and I took the picture so you could see that and the stop light with 2 left turn lanes, 2 right turn lanes and 2 center lanes. The LO still said that road is not that busy.
 
Who was the original appraisal ordered by/through?
How/who was the original appraisal delivered through?????

Very funny, I had a realtor tell me one time (during an inspection of a house that sided a very busy street with no fence and just a hedge as a buffer), and she had to almost yell, that the people buying the house didn't mind the noise because they were deaf.
 
Now that I get into this....report.
"In the analysis of value the subject is most strongly influenced by sales of nearby homes of similar size. The home is affected by the thoery of progression and regression which states that home value is influenced either upward or downward depending on the quality of nearby homes. In this appraisal, most weight will be placed on the nearest sales of similar sized homes without regard to design style"

Ok folks we have a 2000 2 story on the busiest arterial around and this appraiser has compared it to older solid brick ranch homes(1950-1960's) on large sites which have no traffic or other influences....
I admit this is an infill and there are not alot of similar sales in the immediate area, but it is still wildy out there...
 
Lets see there is no fridge, the basement doesnt even have a spec of dust on it, unfinished.
The subject is located at the corner of one of the busiest streets on this end of town. There is a city bus stop at the edge of the lawn, location not reported and photo doesnt show it. No adjustments for it, there are some upward site adjustments which I haven't looked into yet. Sale which occurred in 06 was recorded in an odd way with county but was there, not reported in report. $366 sale and now value $460 in a stable to declining mkt. Being vacant and checking owner is not a small typo...it enables the borrower a much better rate, its lying..
These problems jump out after about 5 minutes reading this POS report.
Ive done reviews as long as the duck and can spot a mistake or fuzzy math with my eyes half closed

If it is a sale.....maybe the borrower will be moving in to that vacant house. However, that should be addressed in the Scope of Work or in some comments.
