Is it a 2nd kitchen or is it a wet bar?

Hi people,
I have a question regarding a home that has a possible 2nd kitchen. There is an attached large living space with a full bathroom and another room that has everything in it like a countertop and sink. There is a space that would fit an oven range in it but there is no hook up for electricity or gas present. Over the space where a stove would go, there is an exhaust fan. The zoning for this home appears to be able to have a granny unit but there is no record of a permit.
My question is, would this be considered a 2nd kitchen even though you don’t have hookups for an oven or would this be considered a wet bar or something?
This question is for the purpose of purchasing, selling, or refinancing.

It's a Wet bar, game room , Mini-kitchenette with a microwave but no cooking facilities and it's designed for beer parties, cocktails , football games and a place to get away from the wife. This is not a second kitchen. It's a man cave and no women would have a kitchen without built in appliances. In my opinion this is a wonderful addition to the home. :) LOL
 
I vote with Glenn.

It could be a hobby area. Kind of falls on its face as a man cave unless there is a large refrigerator there to. What good is microwave pizza without cold beer?

What would the typical buyer think the space is. Sounds like it was in the past used as a accessory unit studio apartment. Does this space have a separate entrance?
 
I see all kinds of spaces like this in basements of houses. I never consider them kitchens. A kitchen must have a stove and refrigerator or about the only thing you can really cook is a frozen pizza and popcorn. And even if it did that doesn't mean it's a separate living unit. My mother-in-law was a farmer and had two kitchens. One upstairs and one in the basement. That's because when everyone showed up for Thanksgiving it was nice to be able to cook two turkeys. Now if it was completely cut off from the main living are then it would be an accessory unit. That could cause some problems.
 
i had this in a 1.2 million dollar home. it did not have an exhaust nor did it have an oven. I called the town of Bargersville and they said it did not fit the description of a kitchen since no oven. It's a wet bar. I wouldnt even call it a kitchenette. Its up to you what you call it but its not a kitchen. If you do decide to call it a kitchen be prepared to also call it a headache as well

Wow - flashback to joyful memories of my Grandma's home in central Wisconsin. They had what they called a 'Summer Kitchen' and it was a separate building near the house and had sink and stove and counters and cabinets. It was used in summer for lots of canning seasonal fruits and vegetables - that part I got to help with as a little girl. It was also used for butchering chickens - something about a big pot of boiling water and pulling out feathers. That part I always hid in the barn and played with the kittens until all the work was done. Thanks for the memories!
