Is it a bedroom or not?

from your photos looks more like a finished room vs a "sunroom" - but whether an appraiser counts it as a sun room, a den , or a bedroom , it contributes value - a den or bedroom includes it in the GLA sf living area, whereas treating it as a sunroon/enclosed patio does not include it in sf GLA but gets the area an adjustment on its own separate line - usually the value is the same or similar whichever way it is done.

IF it gets counted as a bedroom then it loses its contribution as a sunroom so a wash most likely

Also, what rooms would one have to walk through to get to the one bathroom? That is always a big thing in my market and contributes greatly to how a room is perceived. Walking from the bathroom down the hall thru the living room, dining room, and kitchen and finally the 'bedroom' is a different thing than going 3' in a hallway to the true bedrooms.

Also, sunroom has different connotations as to whether it is called GLA or not. If it is finished, heated and cooled, and directly connected to the rest of the house via other heated and cooled finished space, then I would be counting it as GLA in my market. Key word--my. :)

If I appraised that tomorrow though, even if the rest of the house DOES have a drop ceiling and baseboard heat (is it cooled even), I would not count it as a bedroom. But as JG stated, it may be close to wash depending on your market anyway, so long as it is actually GLA. That would be my main concern, not whether it counted as a bedroom or not.

That room is the only room with a dropped ceiling. Regarding the GLA, my house is listed as having 1076 sq ft of living space. The house on my other side is my twin in that it also has 2 br 1 ba. Interior is pretty much exact with lay - out etc. However at some time my house added a breezeway, one car garage and the 24' by 10' "other" room. The other house, my twin only has 768 sq ft of living space. So it looks like what I've been referring to as a sun-room is indeed counted as GLA and as many of you have stated, it might be a wash as far as value added with that room being considered a possible 3rd bedroom or as an extra room. BTW my "twin" house sold in January of 2018 for 245K. While I know each market is different it is still my hope that I will reach my goal of an appraised value of 250K.......stay tuned!
