Is it a garage or storage shed

OK, I should know this, but I am on the fence. Subject has a detached three car garage with driveway. Also has a separate structure, one car garage which is offset from driveway (about 30' away from garage and driveway) that is on concrete slab, does have a full garage door, and small apron from slab down to grass, and is used for storage. Now, a car can fit in this, it is 22X16, but you would have to drive over the lawn to get to it. Would you consider this a garage or glorified shed. (it was the original garage to the house which homeowner had a crane pick up and move to build the new three car garage.)

Opinions please?

It could be a detached garage. It could be used for storage of a boat, camper, lawn equipment, your mother-in-law, whatever. Without a driveway to it, and with adequate car storage, I would tend to call it a storage building.

It could be that in the long run it might not matter depending on the market. Are there many four + car garages in this market? It could be the added value of a 4th garage parking space is similar to a utlity shed.

Good point, it is not common for even the three car garage in this area, much less four. They have greater garage square footage than house.
