Is It Super Slow Or What?

We are extremely slow here in Tucson, AZ. I am a younger appraiser in my 20's and this is by far the slowest I have seen it in 8 years.

As my last week in the real estate appraisal profession draws to a close, it has been anything but slow.

I cleared my desk of three ERC appraisals, one bank appraisal, one divorce appraisal. I have passed on to a fellow auctioneer/appraiser two ERC appraisals, one business equipment appraisal, one buyer wanting a value on a purchase. Turned down four AMC appraisals because I am leaving the profession/job.

I should be in Tucson about Nov 1, 2011. Doing a few tack and horse auctions this winter down there.

Don’t be a stranger

No doubt this is the last week for me in residential appraisal work. I pulled the plug the first of April, took all the signs off my truck. Started cleaning out my office, storing all my work files in the shop. As of Friday all the phone lines will be dead as the fax line is now. Appraisal web site will change to just livestock/equine, personal property, ag equipment appraisals, next week with new phone number and new email address.

But April has been fair, 3 ERC appraisals, two 2055-1996 Interior, one farm for personal property/ real estate/ livestock, one insurance horse (2 in auto accident), one farm pre-foreclosure. Got a call Friday for a rural REO Farm, but had to turn it down as well. Not enough time to complete it now. Bid out a bunch, but my fee and turn times were not what the market is, so they went else where for $50 to $150 a pop.

Glad to hear you’re getting out of the Lending appraisal rat race Ray. Your blood pressure and mental health will be the better for it. Don’t be a stranger on the forum. Hope you enjoy your semi-retirement. Best Wishes. :beer:

OK stop with the talk about being slow. Three assignments on Friday after 4pm. That is total B.S. I took ten days off this month to go fish a tournament and still ended up with 15 assignments...minimum fee of $400. I'm too old for this!

You were obviously very fortunate to have gotten onto the VA list. It seems like it takes an act of God to do so. Most of us old timer vets haven't been able to get on the list.
 
I'm a lurker, dropping by here every once and a while. I guess I have posted a few times over the years, but I'm no regular.

I started as a "trainee" in 1992 before there was such a thing as a trainee license in my state. Certified residential in 1995, I was out the door on my own as soon as I got my ducks in a row. I've taken the job (no longer a profession, IMHO) seriously, appraised alot of residential properties, in time became an AQB Certified USPAP Instructor, and taught alot of classes all over the place. In the process I learned that I enjoy teaching.

Well, after 19 years I'm done fighting the underwriters (with a checklist) and the appraiser frauds crammed in my market (yes, they are frauds...it's easy to be a long-term successful fraud in a state that does not discipline renegade appraisers).

I've spent the last 20 years or so trying to not get myself, my clients, or those who rely on my appraisals in trouble...and with no light at the end of the trouble, no sign that appraising will become a profession again, I'm done.

I figure I've got about 20 productive years left, Lord willing, so I'm going to be a school teacher. I am returning to school to earn a Masters degree as part of an alternative teacher certification problem. I'm going to be a school teacher...that just makes me happy to say so I said it again. Oh, I know it will offer a whole new set of challenges, but that's ok. I've been a real estate appraiser...I can handle anything!

I'll keep my certification current, and I'll appraise a little bit...on my terms, but I'll never again depend on the income that this ruined profession can provide me.

Thank you Lord for fresh starts and brighter days ahead!

I've enjoyed what y'all have had to say. I hope you all do well and enjoy whatever you put your hand to.

Yes and no.
Last year, I would do most of my appraisals within a 10 mile radius.
Now I don't get much work in such a close proximity.
I expanded to 30 miles especially in areas with high income job areas. I don't get many orders in low income job areas which I never liked.
So yes by going to certain areas, I'm busy and I've been squeezing 2 appraisals in the same area on same day especially with today's gas prices. 3 appraisals on same day is too exhausting for me.
Today I rejected an order which I thought was a condo. Condos require more work.
