Is laundry area in the garage functional obsolescence?

Have you done any more than searched REALTOR or city data? Maybe it's so common in homes of a similar age that its not listed as in the garage???

In NW Minnesota it would be external more than functional or maybe both, when things weren't frozen solid (eight months of the year) the mosquitos would eat you alive!


No. It would be functional (if it indeed is atypical for market). Not external. External depreciation is "Fix" to the site: IE Highway noise, waste to fuel plant in neighborhood, proximity to airport, etc.

Caused by negative influences outside the property which are beyond the control of the property owner. Therefore, it’s usually incurable.

It can also be caused by economic conditions such as base or plant closings.
 
Laundry in the garage is only OK in Colorado if the garage is heated. Otherwise, freezing temps will cause serious damage. It is Functional Ob, no question. I don't know of any geographic areas within Colorado that don't freeze over the winter. I've seen plenty of washer's in garages and on enclosed porches, but they are always heated. I would think about cost to cure to add heat to the area and also about the lost space for parking - unless the garage is oversized to hold the laundry area.
 
I lived most of my life in Utah and never saw such a thing until I moved here to California!! I was amazed, but it seems to be the norm here. Different strokes for different folks in different parts of the country....

My tongue was firmly planted in my cheek as I was writing that first response! The very cold weather and the very large mosquitos are both external influences on a laundry in a garage in my nece of the woods. Neither is curable so I'm thinking external... :-)

I'm in MN. And yes, the 20 below and the "small birds" would be external. Makes me wonder, why do I live here?

Shoot! Just take your clothes out the the creek and bang them on some rocks. Then, you can hang them on the clothes line in the back yard.
