It is 113 years old and has never sold for more than $40,000. In this particular town, you can still build a house for about $120/SF and lots are a dime a dozen. A dang nightmare to measure the upper level and junk everywhere. The guy is a fixer-upper guy buying it, but he should be thinking about a tear-er-downer mode.
