Is pulling comparable sales an appraisal?

Customer can set parameters. Customer wants it in two miles range, closest an age, closest in size, etc... Voila: 1&2 don't apply.
... Not to mention that is simply q & a, not USPAP.
Attorney for the plaintiff: "So, "Guy", during discovery we found 123 posts of yours on the appraisers forum indicating how important you felt the concept of "verification" was for credible results. Did you apply the same standard of care when you provided these "comparables" to my client as you would have if you were going to use them in one of your appraisals?" If not, why not ? You weren't being paid enough to do that?

APPRAISAL: (noun) the act or process of developing an opinion of value; an opinion of value.
(adjective) of or pertaining to appraising and related functions such as appraisal practice or appraisal services.

You didn't write anyting, but you provided comparable sales with a range of value.
 
Everyone is correct once they rewrite the scenario to match the arguments they have made, but the initial sentence in the OP was:

"If somebody asked me to pull the most comparable sales to a specific property and I pulled the top 3-10 comparable sales and supplied those, would that be considered an appraisal?"
Well, OP made the judgement for the "top 3 - 10 sales". Using OP's big appraiser brain they decided those 3-10 comparable sales were 'top'

I think the valuation aspect kicks in when complying with the "most comparable sales" criteria, and is further enhanced when just the "top" (presumably best, or most comparable) were conveyed. At either of those points, a range in values has been established.
 
yeah i remember USPAP class fairy tale stories...joe the appraiser wrote down some number on a napkin at a party...neighbor sued blah blah blah
