UPDATE: i 'played' dumb at inspection and casually inquired as to the relationship between buyer/seller. the buyer said they were business partners (ya think ?!) and that this was some sort of a wedding gift. the business partner appears to be his M'um.
oh by the way: the property appraised about 400K above the contract price (damn, i missed the painted target !) that's one hell of a wedding gift ! i am applying to join their family.
so... i appraised the sh*t out of the property, made sure to dot my T's and cross my I's and i indicated in 2 or 3 places in the report about how this 'deal' is among related parties and is not an arms length transaction.
ps: my fee was secured and funded by credit card. i made sure to check with the bank prior to sending off the report.
