Real property is all local, so don't apply that to your particular subject market. They are looking at it from a macro scale where appraisers focus on a micro scale and macro scale.

None the less, on a macro scale across the USA , buyers have more options to choose from because on a national level, there are more sellers than buyers. That fact would would not apply to all subjects in single famlily residential.

You as professional appraiser have to focus on your best friend. The subject property. The subject property is an innate real property. It exists in it's own subject market.
