The Miami Herald's investigative team reported on Sunday that the state has approved over 10,000 mortgage broker licenses for convicted felons since 2000; over 4,000 were issued to individuals who had been convicted of crimes such as fraud, extortion, racketeering, and bank robbery –

This is clearly the problem with the industry. Despite the fact that Florida prohibits the licensing of such individuals, they were clearly licensed and running amok.

It is a little difficult reading these articles and not getting somewhat emotional. I mean, are these people inept, lackadaisical in their duties, or are we the people being set up? We need to focus our collective energies where the problems in the industry really are.

This is not a USPAP problem.

Florida does not have a dog in the enforcement fight. I don't think many of the other states do either. The residential housing market is a national priority; it deserves to be regulated by the federal government. Until a regulator of some sort in the federal government is willing to demonstrate they will punish Florida for failing to adequately regulate you can expect more of the same.

Florida legislators care about Florida voters and I can assure you regulating the mortgage industry, and real estate appraisers and brokers is far from the top of the typical Florida voter's list of priorities.
 
What changes could TAF make, exactly, that would give some real independance back to appraisers?

Hmmm!!! If they don't know themselves by now, then every one of them should resign. If ya want to sit in the big chairs then ya better know what needs to be done.

You really can't think of any yourself? How about something along the lines of when they strongly said that re-addressing an appraisal was not allowed!!!

If you folks can't make a list yourself and if TAF has no idea what they could do to play their part in making some real changes to the process then how in the heck can you expect a lowly trainee like me to ride in and save the day? Wink Wink!!!

TAF,sitting on the sidelines sure isn't going to help either! These folks are supposedely at the top of the profession, they should be able to think of something without my help!!! Hey, guess what--- they are actually in the same room with the lenders and guess what else----they actually serve on TAF with some of those lenders---maybe they should talk a little--Nah there too busy laughing and joking with each other in those suits and ties---too busy flying in and out of those high level meetings. And so it goes!!!! I guess it's ok with you folks if TAF takes a pass on this one!!!
 
Why do people insist on feeding the pet troll?

I guess I cannot help it. When folks make declaratory statements about TAF needing to make BIG CHANGES!!! I wonder what they might be. These might be the big changes that those who deal with our standards might make to save us from ourselves.

So, it is disappointing when the follow up, the details hopefully, is just another statement that we should know what those changes are along with more accusations. Apparently, trainees are in a position to know they need to make big changes, but don't feel like sharing what those might be.

So, beyond the fact that "they are sitting on the sidelines", they don't operate in the "real world" and have no idea what "appraisers in the trenches" deal with, I'm still not sure after all these pages what exactly they are supposed to be doing. Besides, of course, banning comp check requests and removing the target number so that appraisers don't have to be responsible for their own actions.

I think there is a tendency, perhaps because of our ethical code requiring objectivity, impartiality, and using reasoning to reach conclusions rather than jump to them, that if you just explain something slowly and clearly enough using slight changes in perspective, an appraiser is someone to whom common sense will become apparent sooner or later.

And I know, because I have the lumps to prove it. m2:m2:m2:

Heck, we are too poor to have our foundation on the sidelines. They are in the cheap seats and can hardly see the game. Greenspan is on the sidelines watching the referees he trained.
