In the hands of those appraisers who occupy the sewer of our profession, problem.
I wonder if some of the opinions here would change if suddenly those 10,000 felons from Florida began reappearing as commercial LOs and demanded staged assignments based on their understanding of AO-19. Would the esoteric ones remain so unwavering in their views if it affected their livelihood directly?
Which solution is more likely to be remotely achievable--- the just say no solution or the one I propose which is for TAF to take control of the part that they can control which happens to be us.
I always find it amazing that Residential people throw up their mess in the face of Commercial appraisers. The simple fact of the matter is that commercial people dont put up with the bs that residential people do. It appears to me that Commercial appraisers manage their business in such a way as not to have to deal with the crap. Do comp checks happen in commercial work .. Im sure they do ... do we say bug off .. you bet.
The problem is that Residential people see no way out and Commercial people havent ever let it in to begin with. I would think instead of asking what would Commercial appraisers do .. youd ask yourself if Residential people did what Commercial people do would the problem go away.

I see it slightly different than residential versus commercial.
It simply has to do with diversification. Many residential appraisers don't have a diversified practice, and my GCs do. Of course some residential appraisers are very diversified, and some GCs aren't, though it is a much smaller percentage.
A big difference is that it is much easier for a GC to diversify than an appraiser holding a residential credential.
Sorry first one is a problem unless all or even a majority of appraisers out there are ethical. Even though it sounds soooo nice a solution that is not attainable is still not a solution.
