Just another senseless UAD question

So, I've done plenty of reports in this market and plenty since the UAD came out but now an errant hair has pooped up which has got me thinking.

Almost all properties in this market have both mountain and city/skyline views. A handful do not. So is my view neutral and those without such a view adverse or is my view beneficial and those without view neutral?
 
If the comps have mountain views, say they have mountain views but you can adjust depending if views or superor or inferior. I find views most difficult to quantify. Best comp would be ones on same side of street but even that, some homes may have better or worse views.
 
neutral- not being beneficial or adverse - typical/average/expected

adverse- being unfavorable - less than what is typical/average/expected

beneficial- giving an advantage, favorable - better than what is typical/average/expected

if the view is expected by the market it is neutral, if the view materially affects the value either beneficially or adversely, then it is not neutral.
 
with view(s) beneficial, those without view neutral
