Well, the sun has risen and there is no appraisal.

Banker is offended that we are upset with him.

I am now steamy hot.

.....I know little to cast dispersions about any of your all. I only offer caution and hopefully some information in this transaction's travel.......keep your audience confirmed or informed.....after all, California's pace is quicker than my comprehensions.........Similarly I am currently involved with a local transaction with a friend of decades and I have questions unanswered through this process...................rs

If anyone out there has a good contact for an honest mortgage banker in CA, I'd appreciate it. Not because I'm trying to shop a new loan, but because I'd love to be better able to understand laws and regulation regarding the mortgage banker designation in CA.

I don't get it. If what you want to know is what I underlined in quoting you, why would you ask questions regarding that of any other source than the governmental agency responsible for enforcement of those laws and regulations?

Even more steamed. Banker got in touch with Mr. Z. He's "really busy" since he's just back from vacation and he "didn't get to it." Says he'll do it today for sure. Banker got him to at least say 3pm.

Banker was confused when this caused outrage from me. Can't I see that none of this is his fault?...

Told banker to call him back and make sure Mr. Z understands the magnitude of our anger. That we consider 3pm to be unacceptable. That this is no longer a matter of just the deal maybe falling apart. That we don't care if he needs to cancel all of this other inspections for this afternoon and then go do them at sunrise tomorrow.

Sorry, I guess the logic of that post is not immediately obvious.

Have talked to government enforcement people that would be in charge of both banker's personal license and the mortgage company's-- in California, these are different governmental agencies. I also have the phone number and name of the person in charge of compliance for the mortgage company. Waiting for a call back from lawyer friend who works for a Wall St investment firm to keep them compliant with the SEC. Different rules, I'm sure but similar principles.

However, just like I've been able to get the "inside scoop" from appraisers on this board, it would be helpful to me to talk to a mortgage person as to how aggregious banker's transgression really are. Because of my experience on this board, I know exactly how to file my complaints against Mr. Z and what the important points are. I'd like to similarly get my ducks in a row before I blow the whistle on banker.

Thanks everybody for all your help.

............copy or first or succeeding appraisal is where?.............rs

Well, the amended appraisal is in and all I will say is that those of you who thought maybe Mr. Z just got in a time crunch before a vacation-- sorry, but that is not the case. The only reasonable conclusion is that Mr. Z simply has zero professional ethics. You may draw your own conclusions as to value.

Seller now knows the basic story and price is back to original sales price.

After much agonizing over this Sophie's Choice of real estate transactions, we've decide to proceed with the purchase. We simply can't stomach going back out into the multiple offer market. And it's such a lovely house.

Will keep you all posted as to where things go as far as regulatory action against Mr. Z +/- banker.

I just got done reading this whole thread.

I'm interested in knowing what has happened since? Did you report the appraiser(s) to the VA?
