How about the a la mode $1,000 monthly sweepstakes giveaway for lenders to register? Is that marketing? Where is the line between marketing and kick back?

I met an appraiser who used to give "pizza parties" to the lender who sent him the most orders per week. He said he never disclosed that in his reports...last time I heard he was bartending..!!

It doen't take much for some people. When I worked for the bank years ago, the title company reps would bring in boxes of donuts. Thats all it took for the escrow department to place orders with that company. Needless to say there were never any donuts left for the appraisal department.
