We all are going to have more and more of these situations.

Courtesy of tooooo many years of tooooo many unethical lenders, Realtors - and appraisers that are just unethical anyway or bowed to the pressures stupidly thinking all do. Too many sheep following the wolves.
 
All RE agents are required to abide by the rules and regulations of their state and such rules almost always include reference to unethical behavior that tries to influence the value of a property. Also, if the RE agent is a Realtor, they have similar rules. And if not then let your local Realtor association know she is identifing herself as a "Realtor".

I have found that quoting rules and regs to the RE agent has stopped the problem before it starts.

The most infuriating know-it-all homeowners are the ones that base their opinon of value on nothing factual. It's always "That's what houses are selling for in this neighborhood". About two years ago after hearing this from an owner who had a ridiculous value estimate, I asked him if he was aware of any 2 sales in his area that would support that value. No one in two years has ever given a correct answer. By correct, I mean actual sales prices-not the 'I heard they listed for $900,00 so they must have sold for about that" I had an owner last week who insisted her neighbors sold for X, but the real number was X minus $50,000. When I showed her the listing I thought she was going to faint. Then she began stewing, and by the time I left she was actually looking for their phone number "how dare they lie to me!"
 
I never cease to be amazed by the large number of folks who believe anyone ( themselves included) can estimate value and "know the market" better than any appraiser! Just yesterday a broker wanted me to take her word for it that the heating sytem and plumbing work even though the house had been winterized.. And the difficulty of setting apts! I could go on and on! But I won't, Got deadlines!

The problem is someone hears opinion. "Oh I got one...call on me!"

We've all heard the old axiom, that's right: Opinions are like the nose on your face...eveybodies got one, and they all smell.

I can see how agents think they know more about value than appraisers. Three out of four appraisers they meet come from sweat-shops, who's previous jobs required paper hats, and command of cute little catch phrases like; "would you like fries with that order." Actually ran across an appraiser a while back (unlicensed of course) with a nose ring...aaahhh!!!

Was it the "semi-permanant body jewelry" or the probable age bracket of the 'you want fries' graduate (who done got hisself a REAL job) :roll: most likely to wear that sort of thing?

We were all young (and some of us rebellious) once. Thankfully along with grey hair comes something that passes for wisdom, for most of us anyway.

I don't mind a discrete nose ring or tongue toy (though I gotta wonder why the person never got past the sucking stage :roll: ) bbbbut

I am starting to see more and more young folks in semi-professional fields with LOTS of visible piercings (I don't EVEN want to know about the ones hidden by their clothes 8O . I guess I'd better get used to it!
