Knowledge losses over time

I judge what is/isn't excessive to an appraisal problem by what I do and don't skip when I review.

With the new UAD, just keeping all the elements of a section of a report in one place without diverting to narrative addenda at the end saves the reader a certain amount of time/effort. Cuts down on the redundancy, too.

I doubt there will be time or effort saved for the reader- I bet it will double it. The reader in UAD 2.6 had to turn to the addendum page OMG !! Like climbing Mount Everest. I never heard any lender or user complain about it.

In order to solve an invented non-problem, UAD 3.6 forces the reader to turn page after page after page and read numerous check boxes and dozens more photos scattered in sections. I bet it will take the clients longer to read, longer to process, and longer to underwrite. At the end of the biblical-length tome, all they care about is the value.

The GSE's could have made improvements to the existing forms if they wanted more data fields and synced photo exhibits. UAD is a different animal - the drop-down real-time pages and cloud-based aspect seem geared imo, for AI or non-appraiser parties to fill out.
 
Both can be true. They're obviously scrubbing the data to optimize it for their systems, including their AVM. But formatting the report to read from front to back also makes it easier on the reader when compared to scattering the same amount of data fields over 2 or 3 different locations in the report.
 
You people are making it painful, If you have a difficult question simply use the forum's search feature and enter member name "Fred" and a key word for the question ie. USPAP, landlocked, GRM, etc. and the answer will be there.
 
The UAD 3.6 dynamic report is significantly longer, coming in at approximately 25 to 30 pages, compared to the older UAD 2.6 static form which was just 4 to 6 page

Unless the client is a speed reader, it will take them longer to read.
 
Except nobody limits the non-exhibit pages to just the 6 or 7 pages of the base form itself. There are always additional addenda.

And the formatting on the GSE forms are incredibly dense when compared to a double spaced text page with 1" margins as are typical of the narrative layouts.

Appreciate the pointer

I was mostly trying to get people to talk and relate their experiences cause I was curious, not out of having to find anything in particular. But good to know Fred was a poster who had good answers.

I love being able to learn from y’all, even Bert when he isn’t calling the rest of us stupid, haha
