Well part way anyway. Greg actually hit it closer. There are more than one valuation techniques utilized for analyzing land value. I would not exclude the bulk sale, but Greg pointed out that there may have been even more transactions involved.

Is this an assemblage transaction? If so, there is more to the story and would likely require adjustments for conditions of sale. Did the "three" sales close on or about the same day? if so, did any of the contracts include conditional provisions about being able to purchase any of the other sites?

Nevertheless, you should use other land value techniques to provide further support for your conclusion. This is why we reconcile the conclusion.
 
I found your group of sales on Butler on LoopNet. It looks like a couple of other small parcels may have been involved.

That's my problem ... I'm too eager to learn something. I think I'd better "learn" to say "no" more often. :)
