I did not "think", I asked. Denis answered. I simply stated how it is here. When his panties knotted up, I told him I know not every place has the abundance of undeveloped land, or sales we do.

It just seemed odd, because of the number of posts I've seen on this forum from left coasters that do not advocate actually citing land sales used.

You might think it nuts, but from the east coast perspective, it's a typical Skippy move here, and I did not expect that of Denis, that's why I asked.

The state of California is in a water emergency, severe drought. We already have a meter moratorium (no more water meters). I would expect that land values would be unstable at this time, and could plunge at any moment. I would ask about the water source on any land and get the well retested when you buy it. You might want to think about the risk element. You can check what the assessor has valued on the land on recent sales if there are no land sales, but if the land is unbuildable because of drought you may want to consider something that has a building on it.
 
If they are in a stage 3 drought, they won't issue meters. Could not find out what stage they are at... But this is the protocol for stage 3.

No new potable water service shall be provided, no new temporary
meters or permanent meters shall be provided, and no statements
of immediate ability to serve or provide
potable water service (such as, will serve letters, certificates or letters of availab
ility) shall
be issued, except under the following circumstances:
1. A valid, unexpired building permit has been
issued for the project; or
2. The project is necessary to protect the
public’s health, safet
y, and welfare; or
3. The applicant provides substantial evidence of an enforceable commitment that water demands for the project will be offset

restore service that has been interrupted for a period of one year or less.

cation for property served by the [AGENCY]
using a method that does not penalize

Oh don't take it the wrong way.

I'm sure it works great for left coasters.

But here, not so much.

I've seen reports that almost across the board allocate site values of $25k when the highest price paid for lot in the same neighborhood in 3 years was $17k. But like I said, we sell a lot of land, and sometimes, the same lot multiple times. I realize not every place has the abundance of undeveloped land that we have.

But if it works for youze guys, have at it.

Funny, we have a lot more undeveloped land if you look at a satelite map. The government just owns all the land in CA, and I am not even kidding. The government here also does not allow us to develop land easily, Petaluma, CA was the first city to have no growth laws as a city. Santa Barbara has the heaviest environmental lobby in all seven counties I have worked in.

None of my responses that come to mind would be ones that I'd want to associate myself with in retrospect.
