Brad: I didn't say use bad comps, I said you can learn more from comps that are not clones. Good comps in my opinion are the ones that tell you the most about the market and the subject. With regression methods you don't select what variables to use, you use regression to extract the variables that affect price one at the time. That way you know when to stop. The biggest problem with AVM is that the model start off with a bunch of value factors that may or may not affect price. Usually most don't. If you don't have a system to do that you are swinging in the wind.
