Large acreage cattle operation sales?

I know there have been some transfers in the Shenandoah Valley Region of Virginia.

I still wanna know why the Luray and Skyline Caverns stalagmites and
stalactites have been allowed to be so badly damaged by the tourists. Aren't they federally protected parks for crying out loud?
 
Appraisin two cattle operations - 2,000 and 3,000 acres fenced/cross fenced pasture land with ag improvements in southeastern US. The larger acreage sales in the area over the past 2 years have been timber and cropland tracts.

Have any of you run across any recent sales of large pasture land tracts?


Several things come to mind.

First Scope of Work?

What are you appraising just the raw land, raw land and buildings?

Income included in the appraisal?

How many pairs or feeders can the acreage handle?

HBU of the property, Cattle, Hay Ground, Row Crop, production forest, trash dump etc.

Interim usage

Mississippi Land Source is a starter http://mississippi-landsource.com/sch/?land_use=Ranch&next=60 Second would be to check land sales at the court house or register of deeds offices, visit ranch/farm auctioneers NAA would be a good source. J.B. King, Willisams & Willisams and any number of others that are national in scope for auctioneers doing large land sales.

Know of a lot of large ranches that have sold, but doubt they would be considered comparable to Mississippi land.

Just my thinking.
 
Agreed that absent any recent sales some form of allocation might work. Ditto the opinions that drawing outside the lines leads to greater problems than other forms of extrapolation. <shrug> if there ain't no sales it winds up with more opinion, find a 'best' base for the opinion(s)!

Robert Dunkle- next time you get any big ranch sales to wrestle in OK - holler at me. I have been collecting in KS for several years. Beach Ranch and other split-ups and a few that sold nearly 'whole'. If I don't have em I can sometimes put you in touch with who does... Had a bit of work on several in the 1,500 to 5K acre range. Also learned a LOT about the XIT (which gets down into your turf). Neat reading!
 
The Miller 101 Ranch is closer than the XIT to Bob, but the history of those old ranches if fascinating...Have worked along the Cimmaron where the old Sant Fe trail can still be seen winding along the banks of the so-called "River".. No visible water but we once almost lost a dozer when it dug a hole out and it filled up with water so fast the dozer couldn't get out. Had to get another dozer to drag him out.

BTW, there does seem to be a large ranch sold near Searcy, AR...White County...ugh. You might try calling Underwood appraisal in Searcy and ask for Craig Lackie.

Just about finished reading Tony Hillerman's "Best of the West" It has a lot of history of the west and the old ranches, cowboys and mining in it.

I like the stories where it talks about "Post Banks", as well as the women of the west.

I had to float out a few cats from bogs. Floated one out that took three days to get her up and then had to hook to her with 6 wheel drive A-Wopper and the 955 Loader to the A-Wopper, one mean bog didn't want to give up the cat. She was a cable D-8.
