I see by the number of posts you have placed that you have a lot of free time on your hands. Why is that?

She is one of the original formites, and is one of the moderators. Also one of the most wise, experienced appraisers on the forum.
 
I won't debate the merits of any MLS system. I am acknowledging the simple fact of what they have realized. If you don't agree that's fine. But you fail to recognize very plain facts.

I see by the number of posts you have placed that you have a lot of free time on your hands. Why is that?

They realize that with MLS information they can keep the prices rising at a ridiculous rate, use only the commission motivated people in the Real Estate industry and cut out the only "disinterested third party" that sometimes kills a deal with reality.

I KNOW the FACTS. I see what's coming and the American Taxpayers are in jeopardy. What are your motivations? You are a newly registered appraiser this past January according to another post of yours. I know from my own experience that it will take a few years for you to figure out how to properly appraise real estate and that's only IF you have an honest, ethical, experienced supervisor plus keep yourself well read.

Are there some major problems with 'make the number' appraisers that don't know how to appraise? Absolutely! Those people are no better than an AVM. Both create BS that harms the uninformed borrowers and in the end, all of us.

The biggest problems with appraising real estate are:

1) Allowing the people with something to lose if the deal doesn't close to decide who to order the appraisal from.

2) Lack of enforcement of existing laws.

Why are you trying to enter a profession that you seem have no respect for and that you appear to feel is about to end?

Regarding me: I'm an activist regarding cleaning up this profession. I work hard with an average of 12 - 18 hours a day because I choose to be involved. Part of that time is spent here. I post here often because HERE are many other appraisers that I can learn from, that are honest and ethical as I am. We share information, emotions, and help each other. They are my extended family all across this nation and I am grateful to each and every one for what they have given me. I will return whatever I can give back.
