I'm ready for my close-up, Mr. Spieldberg.

I actually am looking into seedier, 'shadier', more sheister-oriented businesses, readily accepted and tolerated by regulators, government and law enforcement,
with more of a criminal element than residential mortgage lending - related businesses, but I can't find any with more of these elements than I already have now. (And I really LOOKED...)

Ask Doc M. if he needs another phone monkey.

I'm reviewing a HUD-1 statement right now and shy of the appraiser and delicatessen delivery guy, everyone is fairly well compensated. I'm thinking senior reverse mortgage counselor, selling mortgage insurance or running credit reports. All pay better.

I left in 2008-2009 to build guitars and play music. I also do fine art appraisals which pay better than RE appraisals.

I still do 5 a month but do not see the industry coming back for the next 10 years. I will get my CR just to have it. I like the work but there is not enought of it to make a living at. I recently raised my rates to $400 for a 1004 and $400 for a field review as it seems like lots of folks have left the business and the phone is starting to ring again. RE appraising will only be for hobby money. I do not need the agrivation of trying to make a living at it.

You think Terrel's response is really an example of why appraisers aren't "taken seriously"? You don't think a better example is the ridiculous fee/ordering setup put upon many that rewards quick and fast over competency? Or perhaps a another example that would weigh more is the fact that many of those looking to hire an appraiser don't want an actual value only the value that helps their contract go through? Or that many of the advocates in a transaction think the person with a neutral opinion is the only person who doesn't know anything about value?

What I don't take seriously is the idea that a person who leaves a particular profession has some non-random choice upon a future career path. What I don't take seriously is the AMC mode of appraisal ordering and how, like lemmings, so many appraisers simply launched themselves into the abyss of being manipulated by others and doing so willingly at a cut rate. If everyone had refused to accept a pay cut, there would have been no cuts.

For me this business has never been busier although in many ways it is far worse business....and nary an AMC in sight. And when they call I ridicule them ...just like I ridicule the absurd notion that the variety of options for appraisers does not span the entire spectra of jobs found in this nation.

From musicians or movie makers to canoe builders (Jeff Horton's book is great BTW - if you like to build you ought to try out his fusilage boat book) Cowboys, horse trainer, banker, hog farmer, Realtor....the list of jobs is as varied as the personalities who pursued this profession in the first place. The premise of the question was ridiculous. i only responded in kind.

What I have a hard time with is when appraisers firmly believe that they have it so much worse than every other field. As if the bad economy really only hit real estate and of that only appraisers are being put-upon by current conditions.

The economy is kicking everybody's butt...not all equally of course. Mtge brokers and construction workers and some RE agents are even worse off than appraisers as the RE industry has been hardest hit. That said, we all know res appraisers have had some serious income hits and demands put on them with bigger changes than most other professions have seen. If more res appraisers have better options, they will take them. Sometimes better is not always more money but a better life experience or more job satisfaction. Everybody has to make their own decision.
