Legal Description

I suspect most of my peers don't give a full legal description in their reports.
I would do a poll but I don't know how.
The best move you've made in forever is to remain anonymous on this forum. Otherwise, I can't see an E & O company insuring you at any price.

I always did, down to the Bk. & Pg.
The correct legal description is the one in the Prelim report.
Are appraisers out there admitting they put the FULL legal description and not a snippet.

The parcel map is also correct.

That's why the nonanonymous can't agree with Nando in AF. And they shouldn't.
Nando can say what most practical appraisers do.

That's good Charles. I'm glad you did everything by the book and a lot (no pun intended). ;)
I am incredibly anal; every line in my reports was scrutinized, more than once.

Glad you retired because the new form is horrid and will take you twice as long to scrutinize every line.
The new form is meant for common folks to easily see and find the data. And also for data collection for GSE models. And appraisers to be more like home inspectors.

I probably worked 12-hour days for 30 years, which is why I became burned out. I'd probably break out in hives if I had to go through what you guys are doing.

One thing about it, most of us won't have to worry about it for very long. Maybe 1 in 10 of us will be doing GSE work in a few (very) years.
