This is the kind of assignment you take on as a service to the client, hopefully in furtherance of a functional relationship. Not for the money. Regardless of what fee, you're still going to take a beating.
Perhaps You would enjoy doing that, I on the other hand, because there is no more Loyalty in this Industry, would avoid it for the simple reason of; Time is Money, No ticky, No washy.........an old Jack Nicholson proverb.
 
If it can't be legally occupied as other than an SFR then that's part of the HBU analysis.

Just because it won't fit a GSE program doesn't mean it can't be appraised to its HBU/As Improved condition.
Of course it can be appraised. That is a given but the lender wants the appraiser to put that square peg in a round hole. Which is why they have put it out for bid three times and no takers

Agree with the above 100%. But this is a random AMC that uses Mercury and it is only the second time I can remember them offering work in my market. So no reason to hope for a "functional" relationship
