Lender/Client Accused of Fraud. What Effect on Appraiser ?

Thanks to all for the input. I spoke to the appraiser and he said the detective already has copies of the appraisal reports. He got them when they seized the files of the lender. That's how they got his name. I t appears that one of the people in the most trouble is the notary who notarised the false signatures or worse, gave the lender their notary book to get signed.

I would not give copies to anyone with out a court order! To do so is a violation of USPAP...in my not so humble opinion. If you have an attorney, ask him/her what they think you should do. If you have error's and omissions insurance, call your insurance company and ask what to do.

M. Leggett,

The appraiser should NOT give his file to anyone- a copy or original, absent a court order. While the client may well be a crook, it does not relieve the appraiser from his obligation of confidentiality.

It would be a real pity if this appraiser gave the detective copies of the files and then got sued by this criminal from his jail cell!
