Lender Requesting Copies of MLS Sheets.

that's what it's all about, or ability to determine what is relevant, or not vs their ability to demand fluff and worthless data which requires our time.

I agree with you and Brother Hicks. So what do we have here? For years now this forum has easily identified everything that is off track regarding the business of being a real estate appraiser. Yes, some of that has morphed into more things wrong with it due to changes, but the solutions to it all have remained the same. The problem is this trade is so weak, with copious numbers of appraisers so scared they might not get an order for an appraisal that they have sold their lives away to a form of slavery just to get work, that those obvious solutions will not work for the trade as a whole.

Because this trade is so weak, it is at least two generations away from this getting solved. The sadness we are experiencing is solving it would be extremely easy, but for the very selfishness of all of our trade members.
 
When I print the page from my MLS it states right at the bottom of the page that this is copy righted material by my MLS. I have had the same request only by one company to include this in my reports. I will not include it in my report and state that they are requesting copy righted material in my appraisal. We will see what happens, it is the first appraisal I have sent to this company since the change was request back in July of 2010, and they have confronted me with wanting this information. I just sent it back stating its copy righted material.
 
If appraisers had the power to apply stiff fee increases for each and every one of these "extra" requests we'd see how fast these lenders all of a sudden don't need them that much.

And if requests for MLS sheets is due to lack of trust they need to know that appraisers can make MLS sheets reflect almost anything they want based on what criteria they apply while searching.
 
They have a full page Ad in this months Valuation Mag looking for appraisers, maybe they ran out? :-)
 
Most AMCs are hiring staff appraisers judging from all those ads. Staff is cheaper than customary and reasonable?
 
So just a thought, I pay for MLS for data, the agent can hand out information to his clients but I can't? So all the information I use in the report is ok as long as I retype it in and not copy a MLS sheet. I won't rock any boats but back in the day, appraiser's had to have a broker's license to use the MLS. So was it okay as a broker back 20 years ago to use the sheets in the report then, Yes it was! because we were giving them to OUR CLIENTS.

Depends on how your MLS rules & regs are worded, but the agent is not getting paid for the information itself and technically you would be.
 
I contacted the local MLS (MRIS) for my area about this issue and they said there is no problem with including the List Cards in the appraisal. They have a separate 'Synopsis-Customer' card for that purpose. I guess everyone should check with their service.
