To me it is a simple process. The Board of Realtors ® makes it mandatory that all listing contracts contain the a clause something like "unless otherwise indicated, all seller concessions will be reported in the local MLS so that sales prices will accurately reflect what was paid for the property".
 
I just sent a detailed email to Brad Knapp, President of the Ohio Board of Realtors (or is that Real-Tirds?) My main concern was with agents not disclosing/listing the sales concessions on their listings. I would like to urge all appraisers who are licensed in Ohio to log onto the Ohio Board of Realtors website and send Brad Knapp. and others, an email requesting that the Board change their policy and require of all agents, that when a property sells and the seller pays something that is usually paid by the buyer, that this be reported in the MLS. Heck. they can even make it a private issue so only agents/appraisers get this data. Since I sent this a few minutes ago, I do not expect a resposne until next week. I would urge all appraisers to contact Brad along with their local Boards and urge this outdated policy be changed.

Nice thought Thomas, but as I have previously stated on the forum, Realtors (in general) are essentially lobotomized cheerleaders who have the ethics of a slug turd and who generally want to put a positive spin on everything.......naturally, publicizing concessions in a down market would ruin the good buzz they have going so.........just let it go, just let it go.
 
IMO, our focus needs to be toward the people who can actually get laws put into place that will force the realtors hands.

I emailed Sherrod Brown as well as Strickland today. Maybe one of them will take the time to understand how this issue is effecting the markets.

Approximately 70 per cent of the contracts in Ohio have preprinted permission from buyer and seller to -- "Buyer and Seller grant permission and instruct escrow agent or title company to provide selling and listing broker with a copy of estimated HUD settlement prior to closing and a final HUD settlement statement upon closing." Just exactly how hard would it be to add licensed, certified appraiser? I do have a dog in this fight and I have growled periodically for the past 2 years, glad to hear you all chime in . . .

As soon as we get this solved, let make Ohio a mandatory license state! I could retire a happy camper.

Actually I am surprised the legal note did not include the gambling debt scenario, automobile and jewelry stories!
