That's interesting (for me, coming from California): so is the real property taxing authority a "state" agency? Here it is a "county" responsibility.

State, County, Borough, City, Town, Village all have their hand in the $$ Pie.

In New Jersey property taxation is a Municipal function, each city, township, borough, etc. has its own assessor. At least one county has merged its municipal assessors and every county has a board of taxation and county tax administrator. It may seem complicated but this is New Jersey.

I have appraised in N.J. for approximately 30 years and have been an assistant assessor. N.J. does not use APN's all properties in New Jersey are identified by block and lot number only. I refuse to use made up APN's just to make some AMC or reviewer happy.

I was certain that some experienced hand from Jersey had the definitive answer to this nonsense.

Now here's the absolute kicker.....our Junior G-man from Detroit is now puzzling over the fact that there are 4 adjoining 25 foot Lots giving the Subject a 100 foot frontage. But he now wants me to remove the reference to the 3 extra Lot Numbers. I kid you not.

This, by the way, is a Purchase, and the Appraisal was submitted on 6-17. He has been bouncing off the walls with this thing for almost 2 weeks. If I told you the AMC was Title Source Inc.....would you be surprised ???

What is the requirement of the zoning for site square footage? And does the subject fall short of that or does it need the additional lots to meet that requirement?
 
It's really not a Zoning Issue. That entire section of Lake Riviera is R75. Some of the Lots were laid out as 25 x 75 foot strips and combined. Other Lots are 75 or 100 foot parcels under a single Lot Number, so you can't just arbitrarily drop the adjoining strip numbers.

The Appraisal was correct when submitted on 6-17 with the Block & Lots & Township on the correct Line, and the Parcel Number Line stating "Same as Block & Lot" This "reviewer" has spent 2 weeks trying to pound a square peg into his round hole.

Reviewer, just check your "Appraisal Correction Required" Box and Close this Loan !!!

Do any of the other Appraisers from New Jersey do this Block & Lot thing differently ??
 
Tell the idiot that New Jersey routinely lists parcels identifying one lot (the lead lot) along with others which are contiguous and under common ownership. if the lots in question are smaller than minimum size but under common ownership they may be developed without a formal assembly.

The history of these small lots in formerly rural areas of New Jersey is that in many cases they were awarded as prizes or premiums for newspaper subscriptions. Some were built upon most weren't and modern zoning as well as sanitary requirements makes these individual lots almost useless unless they are assembled into larger groups.
 
There's a city in a rural area I work with lots that are 25 x 100. Originally designed for single wide mobile homes. Now you have to assemble at least two of them to build anything.
