Letter Of Transmittal

I don't use letters of transmittal either. Like Jo Ann, I have a cover page with photo....try and show the house in relationship to the houses on both sides. I also use the USPAP ID page as the next page. Defines the type of appraisal, type of report, scope of the work, and intended use. Technically not required, but sure covers all the bases.

Letter of transmittal is more often used with a narrative report. Just remember, it is you who decides what to include ... not the client! They can tell you what form is requested but after that, it is your responsibility to insure you have complied with USPAP and and supplemental guidelines.
 
I use a Letter of Transmittal or Cover Letter or what ever else you want to call it. Regardless what the lender says IT IS part of the report.

In it I put the required statement by the state as well as Scope, Intended Use and a list of any assumptions. Sounds like most of you put this in a Text Addendum. Mine is the second page (and third sometimes) in the report. Can't say it's not in a prominent place.
