Since you mentioned it was possible that the broker and borrower were related, I wonder if the borrower knows that little miss broker is trying to push thier value. Of course, the borrower may know this and "need" that value, but if not, I hope they find out that thier relative was trying to put them in further debt so she could make an extra couple K

It is already illegal for appraisers to accept such assignments, we need to make it illegal for LOs to ask such questions or attach conditions to an order that violate USPAP. Those LO's and brokers are REALLY getting ballsy! They used to only cus you out over the phone, but threating non-payment over an email, wow.

What is needed in our profession is much more "give and take" with our clients PRIOR to accepting an assignment. Most appraisers are not fully aware of the goals and operations of a MB/LO and vice versa. Our profession promotes this estrangment and separation...in the name of objectivity and unbias. But, in my mind, we need open communication to understand the roles of all parties at the front end.quote]

Don ......nice altruistic view, however, objectivity and independence is what we are licensed to maintain-and entirely requisite. Unfortunately the "goals and operations" of most Mortgage Brokers are simple...and well known...and stated within 10 seconds of a phone call "i got a property and i NEED $$zzz ...can you hit the number????" OR typed onto appraisal orders ......."STOP - DO NOT GO - IF YOU CAN'T HIT THE NUMBER"........:icon_idea:
