Actually I just sent the nice note and things have gotten better already…almost like a Karma type universe thing.

First; I was feeling anxious replaying the telephone calls over and over in my head and it was bothering me trying to figure how I should handle them. That anxious sick feeling lifted as soon as I sent the highroad note.

Second: I got an order in from Read Homes (I was doing a lot of their work and I think my turn around time was just too long so they went somewhere else) apparently they are going to give me another try. :cool:

If you read the letter that started this thread (that is pretty much what I sent just changing minor things like Davis to Pearsall ect to make it apply) then read the response that they sent to me (which I posted before) you can see that they are claiming that I said things that I did not say and when they called me on the phone they were really ranting and raving demanding that I should have called if I was having problems with the value so that they could help me with “comps” or they could cancel the appraisal.

Of course I have had clients disappointed with my opinion before but this is the first time they were so hostile to me about it.
Pam ... I knew you would feel better because I have been there, done that and bought the t-shirt. :P

And you pretty much answered your question yourself in the rest of your post.

Besides .... don't think for a moment that none of us ever feel like you did. I rant and rave at my partner who puts on his "yeah ... whatever" face. Others come here and do it. That is part of what we are here for, as a sounding board and ear/shoulder for our peers.

Glad things are working out!!

Edited to add: you will come across these types of situations on a fairly regular basis. You'd be doing something wrong if you pleased all of them all the time. Keep one thing in mind, though ..... the more crooked they are and the more they want you to fudge, the louder they will scream. And as long as you do everything by the book you have very little to worry about.

One thing to remember is this: YOU did not kill their deal. Their deal was dead on arrival since they built it off of an unreal value and unreal expectations of the LO.

Hang strong when this stuff happens and know that they are blaming you for something (that if you are being honest and complete in your appraisal work that you do) that is in NO WAY your fault.

Been there often!

Ok, you found me! I am the one responsible for the diatribe on the poor neophyte of a mortgage broker. He pouted a little after his manager belittled him and slapped him on the snout. (I made that up). Actually the manager did thank me for the education the little snotnose got. I got paid up front : :banana: and haven't heard from this since. :cool:

Pesonally, this was a very good vent for me. I hope that it gives anyone some ammo for the next jerk MB who needs to get ripped. Feel free to use the letter as deemed appropriate. One appraiser I know has it framed next to his computer :beer: . I was really suprised to see Henry Harrison publish it. I am very flattered at the positive acceptance by appraisers.

Thanks for posting my letter. I'm very flattered that appraisers have approved it. I hope anyone can use it. I have responded to the post. Steve Owen found me and brought this to my attention.

Had to say it felt awesome when i used this one today. Funnier part is broker called my supervisor and said i was disrespectful too him. LMAO!!!!! Of course he didnt get far. Thanks i can see ill be using this again.

Don't go down to the level of those ####wits. Just keep a diary note of dates, times and things said then file away with the job. Then forget it. Dont antagonize them any more. Your time as a professional is better spent servicing the clients who happily take your advice.

Remember its the "GOLDEN RULE" (Thems tha blokes that hs with the gold makes tu rules)

Randy - I thought that Davis Appraisal sounded familiar but wasn't sure as it's sort of a common name - do you only appraise in East Michigan??

This should be in every thread that has anything to do with lenders wanting a FAVOR.
