True story: A real estate agent was showing a property in North Carolina and decided it would be nice in the cold weather if the fireplace was lit. She did so. A spark from the fireplace caused a burn to the new carpet. That evening the house burned down. An investigation took place. It was discovered that the agent had her brother in law set fire to the house and burn it down to hide the burn marks on the carpet.
When I was selling real estate in the early 1970's I showed a Townhouse that was vacant. I did not touch anything such as plumbing, electrical, etc. The TH later suffered damage from a bathtub on the second floor overflowing. I was accused of taking a bath and not turning off the water. I had a witness(buyer) that confirmed I did not do so. I would never turn on a gas operated or oil operated anything in somones house. I take many, many photos to show condition when I was there.
