List Of Items Affecting Safety, Soundness, Or Structural Integrity

Has anyone ever published a list of deferred maintenance items that would be considered to affect the safety, soundness, or structural integrity of a property?

I reread the Fannie Mae Selling Guide and multiple HUD publications and the concepts appear to be covered rather vaguely. There are a few obvious choices in the FHA Handbooks but the list is extremely limited and doesn't address concerns that I, and I am assuming the rest of you too, run into most frequently.

It would be nice if there was a checklist somewhere.
 
You forgot "security". Having an open doorway (no door) to the outside is a good example or a broken window.

You forgot "health" which goes along with safety. These terms can cast a wide net as to what constitutes a breach for MPR.

I was thinking more in terms of requirements for Fannie Mae eligibility rather than FHA. I suppose the correct terminology per page 1 of the report form is livability, soundness, or structural integrity.

Building Ordinances and Zoning Codes, in municipalities where they exist, address all the above on a Local Basis. If no "Local" ordinances Municipalities tend to require compliance with County, State and/or Federal ordinances governing all three categories above as well as health and safety.

Which municipalities in Florida do you cover? Their websites have the info you need including requirements for HABU analysis.
 
What ever happened to the old VC sheet anyway?
